The next step beyond a Strategic Advisory Proposal is a Market Positioning & Pricing Analysis. This contains up-to-date sales and rent comparables similar to your property, financial data, our strategic process for selling your property, and more in-depth property information.
If you decide to sell your property, we will work together to establish the terms and timelines that meet your goals. The Representation Agreement is a partnership, which enables us to exclusively sell your property.
During the marketing process, we make thousands of calls to investors, initiate an email marketing campaign(s), add the property information and marketing package to our website and to our company-wide MNET property database, and create other direct marketing materials that will feature the highlights of your property. Our goal is to educate the market and speak with every potential purchaser.
After the marketing process, we will request that all buyers submit their competing offers. Offers can be requested by a specific deadline or accepted on a rolling basis. We will compile all of the offers, information on potential purchasers, and present our findings to you. We will then work with you to select the best buyer/offer based on your goals.
Once we have identified the most probable buyer, we will work with you to negotiate the terms of the Purchase Agreement. Once all terms have been agreed upon we will execute the contract.
Title underwriter reviews to make sure there are no liens or encumbrances against the property. All inspections and contingencies have been conducted and completed.
Title transfers from the seller to the buyer. All closing documents are signed and funds are dispersed. The deed is recorded with jurisdiction. Congratulations!
