Marty Zupancic leads a team of multifamily investment advisors specializing in the Washington, DC submarket. Through his collaboration with clients, extensive market knowledge, analytical approach, and attention to detail, he has developed an extensive track record of executing on assignments for a diverse client base.

He is an expert in navigating Washington, DC’s complex TOPA Laws (Tenant Opportunity to Purchase Act), Rent Control Laws, Condo Conversions, Portfolio Sales, Ground-Up Multifamily Development, Assemblages, Distressed Assets, Repositions, Foreclosure and Bankruptcy. Mr. Zupancic’s calm, steady, methodical approach, brings clarity, focus, and a clear executable path to achieving client goals.

He is a Director of Marcus & Millichap’s National Multi Housing Group and has been recognized repeatedly by the firm for his consistent achievements as a top producing multifamily investment advisor within the Washington, DC office and nationwide. Awards and Honors include National Achievement Awards, Sales Recognition Awards, Rookie of the Year Award, Pace Setter Award, Most Difficult Deal Award, as well as many others. He is regularly quoted by local publications covering the DC real estate market.

Mr. Zupancic graduated from the University of Maryland at College Park, earning of Bachelor of Science degree in Biology with a specialization in Ecology, the Environment and Evolution. Before joining Marcus & Millichap, he worked in the IT industry as a software developer, analyst, and business intelligence software engineer, and in 2003 opened the first coffee shop and café on 11th Street in the Columbia Heights neighborhood of Washington, DC. In his spare time he enjoys fishing, hiking, collecting Native American artifacts, and spending time with his wife and two children.

Carissa Barry is Vice President Investments with the Zupancic Group of Marcus & Millichap’s Washington, DC office. She is responsible for multifamily investment sales, advisory services, research, and business development throughout the Washington Metropolitan Area and Richmond.

Carissa takes a client-centric approach to her real estate business, focusing on building long-term relationships with her clients and providing advisory services, including acquisitions, dispositions, and financing of multifamily investment properties. She is committed to providing the highest level of client service services and works tirelessly to maximize the value of her client’s multifamily assets.

Prior to joining the Zupancic Group, Carissa held multiple executive leadership roles in Multifamily Property Management, where she provided strategic leadership focused on increasing value through operational efficiencies, complex value-add programs, and investment property acquisitions. Carissa has over two decades of experience overseeing multifamily assets, which allows her to bring a unique perspective to investment sales and assist her clients in developing customized real estate strategies to achieve their personal and financial goals.

Carissa graduated from Grantham University with a Bachelor of Science in multidisciplinary studies. She enjoys practicing yoga, running, and spending time with her family and dogs in her spare time.

Nick Murray is a multifamily investment sales associate with the Zupancic Group of Marcus & Millichap’s Washington, DC office. He is responsible for business development and investment sales of multifamily assets throughout the Washington Metro Area.

Nick joined the Zupancic Group in July, 2017 after working for CBRE’s top office leasing team. He provides market research consultation while also focusing on specialized investment strategies for clients looking to fulfill their real estate investment goals.

Prior to joining Marcus & Millichap, Nick attended Lafayette College in Easton, PA. There, he played two years of NCAA Division I baseball. He is a passionate DC sports fan and enjoys spending time with friends and family.

John Slowinski is a multifamily specialist with The Zupancic Group of Marcus & Millichap’s Washington, DC office. He is responsible for multifamily investment sales, advisory, research, and business development throughout the Washington Metropolitan Area. John provides timely market intelligence and works to develop unique strategies to achieve his clients’ specific goals in the multifamily investment sector.

John is well-connected with a wide range of investors, sellers, and developers and values communication and persistence through each business process step. John is a graduate of Bucknell University, where he developed keen interests in commercial real estate, political science, and business management, while also learning Mandarin Chinese and playing on the club rugby team. He values spending time with family and friends is a passionate DC sports fan, and enjoys listening to podcasts about anything from movies and music to business and world history.

Ryan Murray is a multifamily investment sales associate with The Zupancic Group of Marcus & Millichap’s Washington, DC office. Ryan specializes in markets throughout Northern Virginia, where he is responsible for multifamily investment sales, research, advisory, and business development. He focuses on building long-term relationships with clients to help them reach their real estate investment goals, whether it be through valuation, acquisition, disposition, or financing of their multifamily assets.

Prior to becoming an Associate, Ryan spent two years assisting the day-to-day operations of the Head of the Team, Marty Zupancic. He also served as the first intern at the Northern Virginia Apartment Association. Ryan is a native of the Metropolitan Area and received his Bachelor of Science in Finance from Elon University.

Andrew Pacious is a multifamily specialist with The Zupancic Group of Marcus & Millichap’s Washington, DC office. He is responsible for multifamily investment sales, advisory, research, and business development throughout the Washington Metropolitan Area. Andrew provides comprehensive guidance and strategic insights throughout the entire real estate process to achieve clients’ goals.

Andrew is deeply rooted in the D.C. community and focuses on building long-term relationships with his clients through the valuation, acquisition, disposition, or financing of their multifamily assets. Before joining the Zupancic Group, Andrew interned in the chairman’s office at Newmark and with Savills as a junior broker. Andrew graduated from Bucknell University, where he cultivated interests in commercial real estate and political science. He also enjoys spending time with family and friends, golfing, and rooting for DC sports teams.

Carter Kane joined the Washington, D.C. office of Marcus & Millichap in October 2023. Specializing in multi-family investment sales, advisory, research initiatives, and business development, his responsibilities encompass offering timely intelligence on the market and cultivating innovative strategies geared towards achieving the precise goals set by his clientele in this competitive real estate landscape. Carter’s journey in commercial real estate is deeply rooted in familial inspiration, as his father has been a prominent figure in the same industry. Growing up with a front-row seat to his father’s successes and challenges, Carter developed an early appreciation for the dynamic nature of real estate.

Carter earned his bachelor’s degree in Business Administration with a concentration in Real Estate from the College of Charleston in South Carolina. His interpersonal skills and ability to build trusted, meaningful connections with clients have proven instrumental in fostering long-lasting partnerships.

Outside the office, Carter enjoys spending quality time with friends and family, being a DC sports fan, and playing golf.

Kristina Ermyakina is a multifamily specialist at Marcus & Millichap’s Richmond, VA office. She focuses on markets throughout Hampton Roads and Richmond, VA, where her responsibilities include multifamily investment sales, research, advisory services, and business development. Kristina is dedicated to cultivating lasting relationships with clients to assist them in achieving their real estate investment objectives, whether it involves property valuation, acquisition, disposition, or financing.

Additionally, Kristina serves as the Vice President of the Richmond Property Owners Association (RPOA). In this role, her mission is to facilitate the exchange of valuable information relevant to real estate investing and management, while also providing support to investors in navigating the daily challenges of property rentals through educational initiatives.

Kristina holds a Bachelor’s degree with a specialization in Economic Management and Engineering from Penza State Technological University in Russia. She furthered her education by earning a Master of Business Administration from Wesleyan University in Virginia.

Outside of work, Kristina enjoys spending quality time with friends and family, as well as swimming and traveling.

Austin Parker joined Marcus & Millichap’s Washington, DC office in August 2022. Austin’s role is a financial analyst specializing in multifamily investments in Washington, DC for The Zupancic Group of Marcus & Millichap. He is responsible for supporting agents through transactions by using financial models to underwrite and assess the profitability of properties.

Before joining Marcus & Millichap, Austin attended Pennsylvania State University where he earned a bachelor’s degree in Agricultural Business Management and a minor in Supply Chain Management. He began to develop an interest and passion for real estate after graduation, and wanted to find an opportunity where he could pair that with his strong analytical skills and financial knowledge.

Austin is from Annapolis, Maryland and has recently relocated to Silver Spring, MD. Since relocating he has been able to gain a deeper understanding of the DC multifamily market, and looks forward to using that knowledge to better support agents as they navigate transactions. Austin is a fan of all Baltimore sports, and when he is not working he enjoys spending time with family, playing basketball, and cooking.

Susie Ashley is the Marketing & Operations Manager of the Zupancic Group of Marcus & Millichap and works closely with the company’s leadership and client-facing teams to gather input, design, and implement next-generation marketing tools, campaigns, and initiatives to support and execute the company’s strategic plans.  With a dynamic and results-oriented marketing background and a proven track record in the competitive realm of Commercial Real Estate, Susie brings a unique blend of creativity and strategic thinking to her role.

Susie embarked on her career in marketing in 2011, quickly rising through the ranks due to her exceptional skills and dedication. She has accumulated over ten years of experience in the field, specializing in commercial real estate and accounting marketing.

In her previous roles, Susie has successfully led and executed comprehensive marketing campaigns, showcasing her ability to understand the unique selling points of each asset and effectively communicate them to the target audience. Her expertise spans digital marketing, branding, market research, and the implementation of innovative promotional tactics.  With a finger on the pulse of the ever-evolving real estate landscape, Susie stays ahead of industry trends and leverages emerging technologies to drive marketing initiatives. She is adept at utilizing social media, content marketing, and online platforms to create engaging campaigns that resonate with the target demographic.

Outside of the office, Susie enjoys attending industry conferences, staying informed about the latest marketing trends, and contributing to the real estate community through networking and mentorship initiatives. As a Virginia native, she loves spending her off time on adventures around the DMV with her husband, two sons, and her dog.
