Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced the sale of 913 Bellevue St. SE., a 15-unit multifamily property in Washington D.C. for $1.1 million.
“This was a challenging transaction as the property was highly vacant throughout the sale process and located in a transitioning Congress Heights neighborhood,” said John Slowinski, associate director investments in Marcus & Millichap’s Washington D.C. office. “Despite those headwinds, we created a competitive market for our client, the receiver and the lender’s special servicer, generating multiple qualified offers and driving both price and terms to the strongest possible level for a high-probability closing.”
Slowinski, Ryan Murray, and Marty Zupancic of Marcus & Millichap exclusively marketed the property on behalf of the seller, Trigild.
“Rather than allowing the market to write its own narrative, we leaned on our experience in distressed asset sales to convey the deal’s upside and leveraged the trust we’ve built in the market to procure multiple qualified bidders,” added Slowinski.
The property totals 12,027-square-feet across two stories and a large basement. It was built in 1964 and sits on a 0.27-acre lot. The unit mix consists of three studios and 12 three-bedroom apartments.
The apartment building is near the St. Elizabeths East Campus redevelopment, home to the CareFirst Arena, federal offices, new retail, healthcare and housing. It is also near the Congress Heights Metro Station, servicing the Green Line, multiple bus stops and Interstate 295.
